A multi-award winning 27-storey modular tower, located in central London.

This multi-award winning 27-storey modular tower, comprising 86 residential units, was completed in 2018 for Pocket Living. Arranged around a unique triangular core, some of the homes overlook the River Wandle, while others offer panoramic views across London.  

The developed included 54 one-bedroom ‘Pocket Apartments’ and 36 open-market units. On a site area of only 500m2, and bounded by the River Wandle, an electrical substation and Mapleton Crescent, the building construction was further complicated by a Thames Water surface water overflow sewer running under the site. 

We provided civil and structural engineering and flood risk assessment services up to main contractor appointment stage. 

The building cladding was formed from ceramic tiles supported by subframe back to the main structural frame. With assistance from BMT Fluid Mechanics, a wind analysis was carried out in order to provide microclimate, cladding and structural load reports.
