Situated on Shepherds Bush Road in Hammersmith, London, the £16m development involved the conversion of an existing office block to a 189-bedroom hotel, with a restaurant at ground floor level.

Delivered by Legal & General Investment Management, the scheme involved the refurbishment of an existing four-storey office block in Hammersmith, with the addition of two storeys above, to deliver a new hotel scheme that will now be operated by Premier Inn.

Commenting on the scheme, L&G Director, Simon Crouch said, “The retention and reuse of the structural frame was vital for the success of the project. Clancy did an excellent job in helping us navigate this issue”.

We worked with the project team including contractor, Gilbert Ash, PM and QS Potter Raper and Axiom Architects, to provide structural and civil engineering design services.

The existing structure was a reinforced concrete frame with beam and clay pot floors. As part of the early design process, extensive trial pitting and below ground site investigation works were undertaken to justify the proposed re-use of the existing foundations. The Clancy team advised on the structural design of the extension to the rear elevation and roof.

Clancy Divisional Director, Satpal Sagoo, commented, “The scheme is a great example of how an existing property can be sustainably re-purposed. With the addition of a vertical extension, a site such as this, situated on a busy London high street, has been completely transformed and refurbished to change of use from commercial offices to hotel accommodation.

“Brook House is another successful scheme we have completed for L&G, and is one of several high-profile developments that we are currently engaged on for them.”
